Recreation and the Natural Environment

Beach, bush and open coastline

Worth knowing: two similarly sized blocks can differ significantly in building cost depending on slope and site access.

Market Dynamics

A small market, where position matters

Castaways Beach has a relatively small residential footprint, and individual properties can differ considerably in elevation, slope, outlook, condition and proximity to beach access. These differences can make broad market figures less useful when assessing a particular property.

Planning and Development Controls

Planning controls vary between properties

Castaways Beach is within the Noosa Shire Council planning area. Zoning, height, site coverage, coastal hazard, bushfire, vegetation, drainage and other controls should be checked for the individual property before planning building work or other changes.

Check the zoning applying to the property

Check height and site coverage requirements

Check coastal hazard mapping

Check bushfire hazard mapping

Check biodiversity and vegetation controls

Check drainage, flood or overland flow mapping where relevant

Confirm requirements before planning building work or vegetation clearing

Environmental and Site Considerations

Exposed coastline, bushland interface

Coastal exposure, terrain and surrounding vegetation can affect properties in different ways. The checks required will depend on the property's location, elevation, slope, construction and relevant planning or hazard mapping.

Dune and bushland vegetation may affect outlook, maintenance, bushfire considerations and proposed building work depending on the property.

Salt exposure on coastal and elevated sites

Wind exposure on ocean-facing properties

Sloping terrain in elevated pockets

Drainage management at lower elevations

Vegetation and biodiversity considerations

Insurance availability, terms and cost

Ongoing maintenance requirements

Coastal exposure, site conditions and relevant hazard mapping should be considered when checking maintenance requirements and obtaining insurance quotes for the property.

The trade-offs to understand

Who Castaways Beach may not suit

Castaways Beach has limited walkable retail, an exposed eastern beach and varied terrain. These characteristics may not suit buyers looking for a village centre, sheltered swimming conditions or consistently flat residential land.

Title and property considerations

Check the details affecting the property

Title arrangements, easements, shared access, drainage infrastructure and other obligations affecting the property should be checked as part of the usual title and due diligence review.

Local History

A name that reflects a quiet coastal beginning

Castaways Beach takes its name from the Castaways Motel, the first development built on this stretch of coast by Peter and Marea Brown. The name carried over to the residential estate that followed, helping establish the identity of this small coastal pocket rather than reflecting an Aboriginal or geographical origin.

Streets in that original estate were given a nautical theme, such as Wavecrest Drive, echoing the coastal setting. That original residential character has persisted largely unchanged, with the estate never expanding beyond the small coastal pocket it began as.
