Independent Buyer's Advocacy · Exclusively Noosa
Helping buyers find the right property, understand exactly what they're buying, and negotiate with confidence.
Noosa is a competitive, tightly held market.
Most buyers step into it without anyone genuinely in their corner. Selling agents are skilled professionals who are doing exactly what they're paid to do — get the best outcome for the vendor. That's completely fair.
However, it means you're often navigating one of the biggest financial decisions of your life without real, independent guidance.
That's what I'm here to change.
I work exclusively for buyers as your independent advocate. My only incentive is to help you make the right decision — even if that means advising you to walk away from a property that doesn't stack up.
The Challenge
The market is competitive, the rules are complex, and the emotional stakes are high. Many buyers arrive excited and leave the process feeling overwhelmed, rushed, or like they overpaid.
These are the most common situations I see:
"I've spent 20 years looking at what can go wrong in property. In construction, in purchases made under pressure. Most of the costly mistakes I've seen were avoidable. My job is to ensure you avoid them."
Suburb Intelligence
Noosa isn't one market. It's several, each with its own character, buyer profile, price dynamics and trade offs. Ocean lifestyle, river access, village feel, rural space. I've put together detailed guides on each area so you can understand what you're actually choosing before you start looking seriously.

About Ross
I'm Ross Simmons, founder of Noosa Property Scout. With more than 20 years in construction and property — including construction management, building certification, and planning regulation — I assess homes differently to most buyer's agents. I look past the glossy marketing to the things that actually matter: structural quality, planning constraints, site risks, and long term value.
I grew up on a farm and spent two decades in construction before moving into property. I believe that better informed buyers make better decisions, for themselves and for the local market.
I've been coming to the Sunshine Coast to visit my grandparents for as long as I can remember. This place isn't just a market to me. It's personal.
