Independent Buyer's Advocacy · Exclusively Noosa

Exclusively yours.

One person. One market. Always on your side.
I'm Ross — a licensed buyer's advocate with 20 years in construction and property. I help buyers find the right property, understand exactly what they're buying, and negotiate without leaving anything on the table. I work exclusively in the Noosa region, and exclusively for buyers.

On your
side.
Always.

The agents work for the seller.
Someone should work for you.

Noosa is a competitive, tightly held market, and most buyers step into it without anyone genuinely in their corner. Selling agents are skilled professionals, and they're doing exactly what they're paid to do: get the best outcome for the vendor. That's fair. But it means you're often navigating one of the biggest financial decisions of your life without real, independent guidance.

That's what I'm here to change. I work only for buyers. No commissions from sellers. No referral relationships. No incentive to push a transaction through unless it's genuinely right for you, including advising you to walk away if something doesn't stack up.

The Difference

One person.
One market.
Your interests only.

Most buyers' agents are large multi-city operations where you're one of dozens of active clients. I do things differently. I take a small number of clients at a time, work exclusively in Noosa, and I'm personally involved in every search, inspection, assessment and negotiation. When you work with me, you're dealing with me. Not a junior agent, not a coordinator, not a team. That matters more than it might sound.

The Challenge

Noosa is beautiful.
Buying here isn't always.

Most buyers come to Noosa excited, and leave the process wishing they'd had someone in their corner earlier. These are the situations I see come up again and again.

"I've spent 20 years looking at what can go wrong in property. In construction, in purchases made under pressure. Most of the costly mistakes I've seen were avoidable. My job is to ensure you avoid them."

How I Work

A clear process.
No surprises along the way.

From our first conversation to the day you get the keys, I'm with you the whole way, giving you honest advice, not just the advice that makes the transaction easier.

01 01

Listen & understand

I start by genuinely listening. What are you looking for, and why? What does this purchase actually need to do for your life? That clarity shapes everything that follows, and it's what separates a good outcome from a great one.

02 02

Search, assess & dig deeper

On-market and off. Every property I assess through a practical lens: construction quality, planning overlays, flood risk, future buildability, title issues, value. I look for what's not in the brochure, and I tell you what I find straight.

03 03

Negotiate & see it through

When the right property comes along, I negotiate firmly on your behalf: price, conditions and terms. And if the numbers don't stack up, I'll tell you that too. The goal is the right outcome, not just any outcome.

Suburb Intelligence

Choosing the right suburb
matters as much as
choosing the right property.

Noosa isn't one market. It's several, each with its own character, buyer profile, price dynamics and trade-offs. Ocean lifestyle, river access, village feel, rural space. I've put together detailed guides on each area so you can understand what you're actually choosing before you start looking seriously.

Explore Suburb Intelligence
Beachside Noosa
High demand, tightly held supply, coastal exposure and premium lifestyle positioning.
River & Established
Walkability, river access, everyday amenity and established neighbourhood character.
Hinterland & Rural
Space, privacy, acreage and long term lifestyle positioning away from the coast.
Noosa North Shore
Ferry access, bushland surrounds and a slower, low density coastal lifestyle defined by space.

About Ross

I grew up on a farm.
I've spent 20 years in construction.
This is what I do with it.

I'm a licensed buyer's advocate based in Noosa, and this is the only market I work in. Before starting Noosa Property Scout, I spent two decades across construction management, building certification, planning regulation and property. I hold a degree in construction management and a QBCC site supervisor licence. I've seen how buildings are designed, approved, built, altered and sometimes bodged. That background changes what I look for when I assess a property on your behalf.

I built this business because I believe buyers deserve real, independent advice. Not someone with a financial interest in getting a deal done. I take a small number of clients at a time, I give each one my full attention, and I'm happy to recommend patience or walking away when that's the right call.

NPS is a new practice. I'd rather earn your trust through the quality of what I've built here — the suburb guides, the property resources, the sample report — than through testimonials you have no way of verifying. If you want to understand how I work before getting in touch, start with those.
