Looking beyond the purchase price
The purchase price is only one part of what a property may cost to own. Energy and water use, maintenance, repairs, insurance, system replacement and future improvements can all affect the longer term picture.
Lifecycle costing is a way of considering those costs together. A formal calculation requires detailed assumptions, but buyers can still use the principle when comparing properties by looking at the condition, age and likely maintenance requirements of the building and its major systems.
A property with thoughtful design and well maintained systems may cost less to operate or require fewer immediate improvements. Another may have a lower purchase price but carry more work or higher ongoing costs. The difference depends on the property, the buyer and the length of ownership, so fixed savings or payback periods should not be assumed.
The aim is not to predict every future expense. It is to look beyond the sale price and identify the costs that may reasonably influence the decision.
Thermal performanceUnderstanding energy performance
The Nationwide House Energy Rating Scheme (NatHERS) assesses the thermal performance of a home's building shell by estimating the energy needed to keep it comfortable.
Queensland's Modern Homes requirements commenced on 1 May 2024. They include thermal performance requirements for new houses and units, together with a Whole of Home assessment covering major fixtures, appliances and energy systems. Queensland specific pathways, variations and credits may apply to an individual project.
A NatHERS rating is useful, but it does not tell the complete story. The condition of the building, how it is used, the systems installed and the household's behaviour can all affect actual comfort and energy use.

Climate responsive designDesigning for Noosa's climate

Water supplyWater supply and use

Where a property relies on stored or alternative water, investigate the source, tank capacity, roof catchment, pumps, filtration, treatment, water quality, reliability, overflow and drainage. Ask whether the supply has previously run low and what arrangements were used at the time.
A bore should not be treated as a reliable asset without understanding its approval status, yield, water quality, pump condition and intended use.
Where rainwater is connected to internal fixtures, ask for any available plumbing and installation documentation and have the arrangement checked by an appropriately licensed plumber where necessary.
The Water Efficiency Labelling and Standards scheme, known as WELS, can help buyers compare the water use of taps, showers, toilets, dishwashers and washing machines. Actual household water use still depends on the fixtures, the property and how they are used.
Hot waterUnderstanding the hot water system
Hot water can represent a meaningful part of household energy use, so the type, age, condition and energy source of the system are worth checking.
Common systems include electric resistance, heat pump, solar and gas. Each has different installation requirements, operating characteristics and maintenance needs. A heat pump or solar hot water system should not automatically be treated as efficient or valuable without checking its condition, suitability and performance. An older electric or gas system should not automatically be treated as defective simply because newer options are available.

Some properties use gas for cooking, hot water or heating, while others rely entirely on electricity. Gas appliances produce combustion byproducts, so their condition and ventilation are relevant considerations. Any health or indoor air quality concerns should be assessed using appropriate professional advice and reliable current information.
Moving from gas to electric appliances may require changes to the switchboard, wiring or available electrical supply. The cost and practicality depend on the property and the equipment selected.
For properties using liquefied petroleum gas, known as LPG, also consider cylinder storage, delivery arrangements, supply costs and the condition of the connected appliances.

Solar and battery systems
An existing solar system should be assessed by looking at its size, age, ownership, panel and inverter details, available warranties, installation records, monitoring data, visible condition and any known faults.

Solar panels and inverters do not have one fixed lifespan or degradation rate. Check the specifications and warranty for the equipment actually installed.
A battery may store solar energy for later use, but its value and performance depend on its capacity, condition, configuration, warranty and the household's energy use. Do not assume that a particular brand, size or installation adds a fixed amount of value.
Electricity tariffs and export arrangements can change. Confirm current arrangements directly with the relevant electricity retailer rather than relying on information supplied for a previous owner.
Electric vehicle (EV) charging
Electric vehicle charging requirements depend on the vehicle, the way it is used, available charging time, the property's electrical supply and the type of charger being considered.
A licensed electrician can assess the switchboard, wiring, available capacity, proposed charger location and whether upgrades may be required.
Where charging equipment is already installed, confirm its type, output, ownership, condition and compatibility with the buyer's vehicle.
Solar may contribute to electric vehicle charging when the vehicle is connected during periods of generation. The amount available depends on the solar system, weather, household demand, charging equipment and the vehicle's battery.
For apartments and community title properties, charging may involve the individual lot, common property, shared electrical infrastructure, metering and body corporate approval. Requirements depend on the scheme and proposed installation. Buyers should review the body corporate records, relevant bylaws and available electrical capacity before assuming a charger can be installed. Embodied carbon refers to greenhouse gas emissions associated with extracting, manufacturing, transporting, installing, maintaining and eventually disposing of building materials.
The impact of a material depends on its source, quantity, manufacturing process, transport, treatment, durability, maintenance, reuse potential and service life. No material should be presented as universally better or worse without considering how it is produced and used.
Retaining and improving an existing building may avoid some of the materials and waste associated with demolition and rebuilding. However, the better environmental outcome depends on the condition of the existing building, the extent of the proposed work, the materials required and its expected future performance.
