Sustainability in a home isn't a single feature. It can affect comfort, energy and water use, moisture management, ongoing maintenance and how much a household relies on mechanical heating and cooling.

Passive designClimate responsive design
Passive design, sometimes called climate responsive design, uses a building's orientation, form and materials to help regulate temperature without relying only on mechanical systems. Orientation, shade, ventilation, insulation, glazing, building form and the conditions surrounding a property can all influence comfort and energy use. No single feature determines how well a home performs. It's the combination that matters, and that combination looks different from one property to the next.
Older Queenslanders
Features common in older Queenslanders, such as elevated floors, verandahs, high ceilings and operable openings, can support ventilation and shade where they're in good condition and well maintained. Whether a particular home actually performs well depends on its condition, any alterations made over time, the insulation present, its orientation, how moisture is managed and the specifics of that individual building, rather than its age or style alone.
Orientation
Orientation affects the solar exposure, shade and natural light a home receives. North facing living areas can make seasonal shading easier to manage, while unshaded west facing glazing may contribute to afternoon heat.
North facing living areas can receive high summer sun that's more easily shaded by eaves, and lower winter sun that can be welcome. Unshaded glazing facing west can be harder to shade and may contribute more to afternoon heat. How much this matters depends on the specific building and its shading.
Eaves and shading
Eaves can help manage solar heat, though their effectiveness depends on orientation, window position, wall height and surrounding shade. Pergolas, louvres, awnings, shade sails and mature trees can also provide external shading.
A well proportioned eave can help block high summer sun while allowing lower winter sun through. The effective depth and approach for a given property depend on its orientation, window size, wall height and surrounding shade.
Cross ventilation
Cross ventilation relies on openings that allow air to move through a building, usually on opposite or adjacent walls. The floor plan, surrounding buildings, vegetation and the property's exposure can all influence how effectively this works.
Openings on opposite sides of a building generally support airflow moving through, while a layout with fewer such openings can make this harder to achieve. Actual airflow depends on the property's exposure and conditions on the day, not layout alone.
Ceiling height can also influence the sense of space in a room and how warm air distributes through it, sometimes allowing heat to rise above occupied areas. On its own, ceiling height doesn't determine a home's thermal performance, which depends on the building as a whole.
Key passive design features to look for
Energy systems and what to check
Beyond passive design, a home's active energy systems, such as solar, battery storage, hot water and appliances, affect ongoing energy use. What's actually installed and how well it performs matters more than assuming a particular technology delivers a particular result.
NatHERS
The Nationwide House Energy Rating Scheme (NatHERS) assesses the thermal performance of a home's building shell by estimating the energy needed to keep it comfortable. Where a certificate or Whole of Home assessment is available, confirm that it relates to the property and approved design being considered. Solar photovoltaic (PV) systems
Where a solar photovoltaic system is installed, confirm its size, approximate age, ownership, panel and inverter details, available warranties, installation records, monitoring data and any known faults.
Inverter lifespans vary by product and manufacturer rather than following one fixed figure, so it's worth checking the specific equipment installed rather than assuming an age based on the property's build date. Electricity plans, tariffs and export arrangements, including whether any existing feed-in tariff continues with a change of ownership, should be confirmed directly with the relevant retailer.
Battery storage
Where battery storage is installed, confirm its capacity, approximate age, ownership, configuration, warranty, available performance information and compatibility with the solar system. If a property is described as battery ready, establish what equipment or infrastructure is actually present.
For a new home or off the plan purchase, ask for the applicable energy assessment, building approval documents and any certificates or reports relating to the home's energy performance. A building certifier or appropriately qualified energy assessor can explain what should exist for the particular project.
Water efficiency in Noosa homes
Tanks, fixtures, pools and water reuse systems can all affect a property's water use, ongoing maintenance and infrastructure. What's relevant depends on the specific property rather than a fixed set of assumptions.
Rainwater
Where a rainwater tank is present, it's worth checking its capacity, condition, pump, filtration, what it's connected to, overflow and drainage, and any available installation documentation. For properties relying on rainwater as a domestic water supply, water quality and reliability may warrant further investigation. Plumbing work on a rainwater system must be completed by an appropriately licensed plumber, and the applicable requirements depend on the specific installation.
Greywater
If a property has a greywater system, confirm its type, the water sources connected, how the water is reused and whether approval, installation and service records are available. Approval and installation requirements vary by system and property, so confirm what applies with the relevant council or an appropriately licensed plumber.
Water efficient fixtures
The Water Efficiency Labelling and Standards (WELS) scheme rates taps, showerheads, toilets and washing machines, and can help compare the relative water use of different fixtures. Actual water use still depends on the specific fixture and how the household uses it, rather than the rating alone.
Pools
A pool adds to both water and energy consumption, through evaporation, splash loss and pump operation. Pumps, covers, heating, filtration, size and how the pool is used can all affect this. When assessing a property with a pool, it's worth checking the equipment type, its age and condition, and any available service information.

Insulation, glazing, roofing and cladding can influence comfort, maintenance and how a home responds to the climate. Their suitability depends on the building, their condition and how the different elements work together.

Insulation type, location, coverage and condition can all influence a home's thermal performance. What's appropriate depends on the building, the climate, its construction and any applicable requirements, rather than a fixed specification. An appropriately qualified professional can assess what insulation is present in a property and whether it's suitable.
Glazing
Glazing performance depends on orientation, area, shade, glass type, frame, ventilation needs and the broader building design, rather than one glazing type being universally preferable. Unshaded glazing facing west may contribute to heat gain, though this is worth assessing alongside the property's shading and design rather than being treated as an automatic problem.
Roofing and cladding
Roof colour, construction, insulation, ventilation and the condition of materials can all affect heat gain and ongoing maintenance. No single roofing or cladding material is universally preferable. What suits a property depends on its design, condition and the buyer's priorities.
Mould and moistureMould and moisture
Moisture issues in a home can be influenced by water ingress, drainage, ventilation, humidity, building design, maintenance, shading and site conditions. This is a genuinely useful area to understand in Noosa's climate, and it benefits from a property-specific assessment rather than general assumptions about ventilation alone.
Ventilation is one part of moisture management, alongside drainage, waterproofing, ongoing maintenance and how well water ingress is controlled. No single measure addresses moisture risk on its own.
What to check
Subfloor ventilation
For elevated homes, note the ventilation present in the subfloor cavity and ask a building inspector to assess moisture levels specifically.
Bathroom exhaust ventilation
Check whether exhaust fans are present in bathrooms and laundries, that they vent to the outside rather than into the ceiling space, and that they're functional.
Roof space
Check for condensation staining, evidence of past or current water ingress, and the apparent condition of sarking and ventilation.
Wall condition
Note any wall staining, softness, bubbling paint or odour worth investigating further. These are worth raising with a building inspector rather than assuming they indicate any one issue.
Inspect after rain
Where possible, arranging a building inspection during or after wet weather can make subfloor moisture, roof leaks and wall seepage easier to identify.
Visible mould may return if the underlying moisture source isn't identified and addressed. It's worth confirming with a qualified professional that the actual source, not just the visible symptom, has been treated.
Site and building conditions vary considerably, so it's worth having any property assessed individually by an appropriately qualified building inspector or other relevant professional, rather than relying on assumptions about a particular location or property type.
Technology alone doesn't make a home sustainable. Comfort, shade, ventilation, moisture management, building condition and how well the installed systems actually perform all matter, and they're worth considering together rather than any one of them in isolation.
Sustainability due diligence checklist
Some features can be observed during an inspection, while others may require documentation or advice from an appropriately qualified professional.
Questions I'd ask on an inspection. How does this room feel on a warm afternoon? Do the windows allow air to move through the home? Has there been visible mould or moisture, and if so, where and how often? What energy and water systems are installed, and is supporting documentation available?

Shade
Assess eaves and external shading on north and west facing walls.
Ventilation
Check for openings on opposite sides of the building and whether they can be opened together.
